Office Hours
Our office does not have regularly scheduled hours. You can often find someone there between 10:00 am and 12:00 pm and again from 1:30pm until 2:30 pm. If no one is there, you can leave your information in the drop box right outside our door. It is checked regularly during the day. Please no cash. All rent is due in accordance with the terms of your lease regardless of Holiday or regular hours.

Maintenance Requests
Non-emergencies can be reported through our web-site at www.LynHastonPropertyManagement.com. Remember that we will attempt to deal in some fashion with all requests, but, if the item is a tenant responsibility you will  be billed accordingly. The following are some of the tenant responsibilities:
Light bulbs, furnace filters (every 6 months), plumbing clogs, smoke alarm batteries(once a year)
Electrical problems can often be fixed by resetting the GFI or the breaker box. Some properties have 2 different breaker boxes and both need to be checked. If the garbage disposal stops working, try using the reset button on the bottom of the disposal unit. Non-emergency items will only be dealt with during normal business hours.

Emergencies
Emergencies can be reported to 575-680-6673 or 575-993-6398. An emergency constitutes no working toilets, leaking water, no heat, no hot water or no air conditioning. We will attempt to deal with these as quickly as possible.

Cleaning
You are also responsible for replacing your air filter at least every 6 months and it should be done every 3 months. This can be done by accessing the return air unit (usually in a hallway). All of our leases require that you maintain both the inside and the yards of the unit you occupy. That includes regularly cleaning the interior and weeding both the front and rear yards. We will notify you once that your yard is need of weeding/cleaning and if not done within 2 weeks, we will arrange for the weeding to be done at your expense.

Vacating the Unit
Upon vacating the unit you will be responsible for returning the unit in clean condition. This includes in every instance having the carpets cleaned. A receipt will be required for this cleaning or we will arrange for a cleaning at your expense. We recommend you clean the carpets in your property at least 2 x per year to keep it from getting overly soiled. Please completely clean the stove, the microwave, the oven, the refrigerator, the bathrooms, all floors, and the blinds. We patched and painted all walls before you moved in and you are at least responsible for patching the holes you made. If you don’t repair these holes, we will make arrangements to do so at your cost. We will paint the repairs you make. Please call us to arrange a time to get back the keys and garage door openers. We will not be making a final determination on the return of your deposit at the walk through. A disposition form and check will be mailed to you within 30 days of your vacating the premises.

Pest Control
We will be responsible to have the units sprayed one time per year. Any pest control required in the interim period will be your responsibility. Any costs incurred for pests imported into the unit during move-in or occupancy (Fleas etc.) will be exterminated at your expense.

Satellite Dishes
No satellite dishes may be installed without the prior consent of our office! Even with consent, the installation is your responsibility and any leaks or damage caused by the installation will be repaired at your expense.

Lock-out
Should you lock yourself out of your unit, we will try to accommodate getting you in during normal business hours during the week and on weekends. Should you need to obtain access after hours, you will need to call a locksmith at your own expense. Repeated lock-outs will incur a $10 fee for our letting you in.

Vehicles
All of our leases restrict the number of vehicles allowed at the property. Please observe these limits and please park only in designated parking areas. Parking in landscaped yard areas is not permitted. Remember to take the necessary steps to prevent your vehicles from leaving oil and other residue on driveway and street areas or we will attempt to clean this at your expense.

Smoking
Other than those units specifically designated as smoking allowed (there are only 2), none of our units allow smoking inside the property. Removing smoke smell and residue is an expensive process and will be performed at your expense. This includes your guests!

Conduct
Tenants are responsible for proper conduct of themselves and their guests. Please observe the following rules:
1. Noise levels must be kept to a minimum so as not to disturb the neighbors around you. No loud parties or music after 10:00 pm on Weekdays and after 11:00 pm on weekends.
2. Repeated loud noise, excessive partying, drinking, criminal and/or violent activity are grounds for immediate eviction.
3. Barking dogs and other noisy animals are your responsibility. Please see that they are not making noise while you are away from the premises. Please clean up after them on a timely basis.
4. If you are violating these regulations, when we get complaints from the neighbors we will advise them to call the police and file a complaint. A second complaint from the police department is grounds for an immediate eviction from the premises.
